01 Why get pre-approved

A clear number, before you fall in love

Pre-approval comes before the showings. It replaces guesswork with an amount a lender has actually reviewed.

A confirmed buying power

You start house hunting with an amount a lender has reviewed, not a back-of-the-napkin estimate. Your showings stay focused on homes that truly fit your monthly budget.

Terms held while you search

The lender holds the rate you obtained for a set period while you look for the right home. If the market moves during that window, your numbers stay put.

An offer that holds up better

A seller reads an offer differently when the financing has already been worked out. Your real estate broker comes to the table with a prepared file instead of an intention.

Équipe Premium Multi-Prêts

Behind every pre-approval is a team that shops on your behalf, instead of one bank counter.

Our mission is to find the best mortgage conditions for you. In a moving market, we analyze your needs well beyond the rate and our advice is tailored to your situation. In just one appointment, we shop for you with more than 20 lenders: you have access not only to financial institutions with storefronts but also to several other lenders you wouldn't otherwise have access to. Our services are free* and we work in your best interest: our priority is you. * Residential mortgages.

Note: a pre-approval is not the final approval. Any purchase offer remains conditional on financing, which depends on your file and on the property you choose at the time of purchase.

What is a mortgage pre-approval?

A pre-approval is a preliminary assessment of your borrowing capacity. It gives you a maximum amount you can borrow and a rate held for a set period, usually 90 to 120 days.

What's the difference between a fixed and a variable rate?

A fixed rate stays the same for the whole term, which keeps payments stable. A variable rate moves with the Bank of Canada's policy rate: it can work out cheaper, but it carries more risk.

How much of a down payment do I need?

In Canada, the minimum down payment is 5% on properties under $500,000, 10% on the portion between $500,000 and $1M, and 20% on properties over $1M. I can help you look at your options.

How long does my pre-approval stay valid?

The hold period is set by the lender you choose and varies from file to file. We confirm it in writing when the pre-approval is issued, with its expiry date.

If you're still looking when it runs out, we reassess it with your updated documents. A change in income, debt or down payment can shift the amount.

What documents should I get ready?

Usually: proof of income, your notices of assessment, photo ID and the source of your down payment. The list changes depending on whether you're salaried, self-employed or own an income property.

We send you the list that fits your situation before the meeting, so nothing goes back and forth.

Preparing your financial documents

A pre-approval is not a final approval: that depends on the property you choose and the documents the lender receives. Conditions vary from one file to the next.
