Mortgage calculator

Adjust the figures below to estimate your mortgage payment.

  • 01 An estimate, not a loan offer.

  • 03 Confirm your terms with your mortgage broker before making a decision.

What the number leaves out

A monthly payment is a starting point. The rest of the offer decides what your renewal really costs.

Principal Interest
How each payment splits between principal and interest across the term. Illustration only, no figures.
  1. 01

Remaining amortization matters more than the posted rate

Two offers at the same rate won’t give the same payment when the amortization differs. We compare the full structure, not just the headline figure.

  2. 02

    Prepayment privileges and exit penalties

Paying down faster, porting the loan, leaving before the term ends: these clauses change what an offer is really worth, and no simulation shows them.

    Planning for renewal costs
  3. 03

A renewal is prepared months ahead

The closer the maturity date, the fewer the options. A few months of lead time leaves room to shop more than 20 lenders and decide without pressure.

Welcome Tax Calculator

Back to the monthly payment

Change the amount, the rate and the amortization, then note the gap with your current payment. That is the number we discuss in person.

Welcome tax is payable after signing at the notary, not when the offer is accepted.

Posted rates are indicative and must be confirmed with the lender before any decision.

FAQ

Questions we hear often

Your situation falls outside the usual? Write to us and a broker on the team will answer.
equipepremium@estatefunnel.com

01 What exactly is a mortgage pre-approval?

A pre-approval is a preliminary review of your borrowing capacity. It gives you a maximum amount you can borrow and a rate held for a set period, usually 90 to 120 days.

02 What is the difference between a fixed and a variable rate?

A fixed rate stays the same for the whole term, which keeps your payments steady. A variable rate moves with the Bank of Canada policy rate: it can cost less, with more risk attached.

03 How much do I need for a down payment?

In Canada, the minimum down payment is 5% on homes under $500,000, 10% on the portion between $500,000 and $1M, and 20% above $1M. I can help you look at your options.

04 Does the calculator replace a real analysis?

No. It gives you a ballpark payment, nothing more. Your borrowing capacity, your debt ratios, the remaining amortization and the lender's conditions are confirmed in a meeting, with your file on the table. That's where the work starts.
