What's inside a renewal offer?

Your lender usually sends a notice listing one or more proposed terms, the rate tied to each one and the payment that follows. We read it with you, line by line, to separate what's open to discussion from what isn't.

Can I switch lenders at renewal?

It's possible — and so is staying exactly where you are. A transfer means a new application and conditions to meet. We compare both scenarios, upsides and constraints, then you decide.

Can the amortization or payment frequency be changed?

Often, yes. Renewal is the moment to revisit the structure: payment frequency, remaining amortization, prepayment privileges. The options differ from one lender to the next, so we confirm before putting a scenario in front of you.

What is a mortgage pre-approval?

A pre-approval is a preliminary assessment of your borrowing capacity. It gives you a maximum amount you can borrow and a rate held for a set period, usually 90 to 120 days.

What's the difference between a fixed and a variable rate?

A fixed rate stays the same for the whole term, which keeps payments stable. A variable rate moves with the Bank of Canada's policy rate, which can work in your favour but carries more risk.

How much of a down payment do I need?

In Canada, the minimum down payment is 5% for properties under $500,000, 10% on the portion between $500,000 and $1M, and 20% for properties over $1M. We can help you look at your options.
