01 What exactly is a mortgage pre-approval?

A pre-approval is a preliminary assessment of your borrowing capacity. It gives you a maximum amount you can borrow and a rate held for a set period, usually 90 to 120 days.

02 What is the difference between a fixed and a variable rate?

A fixed rate stays the same for the whole term, which keeps your payments stable. A variable rate moves with the Bank of Canada policy rate: it can work in your favour, but it carries more risk.

03 How much of a down payment do I need?

In Canada, the minimum down payment is 5% on homes under $500,000, 10% on the portion between $500,000 and $1M, and 20% on homes above $1M. We can help you look at your options.

04 When should I start working on my renewal?

Pull out your contract and find your term’s maturity date. Reach out several months ahead: that leaves time to review your file and weigh your current lender’s offer against the others before the deadline catches up with you.

What does a pre-approval actually lock in?

A maximum borrowing amount and a held rate for a set period, usually 90 to 120 days. Final approval also depends on the property you end up choosing.

How much down payment do I need?

In Canada the minimum is 5% under $500,000, 10% on the portion between $500,000 and $1M, and 20% above $1M. Then we look at where the money comes from.

Do your services cost me anything?

Renovations, debts to bundle, a project to fund: we price the option with its costs, not just its rate. If it isn't worth it, we say so.

Can I refinance before my term ends?

Often yes, but breaking a term comes with a penalty. We get it calculated by your lender and weigh it against the expected savings before moving.

How much equity can I pull out?

It depends on the lender's retained value, your loan balance and your income. We give you a number once those three are confirmed, not before.

What does consolidating debts change month to month?

One payment instead of several, and often a lighter monthly amount. We also look at the total paid over time, not just the monthly figure.

When should I start looking at my renewal?

Several months before maturity. A file opened early leaves time to compare and negotiate instead of signing under pressure the day before the deadline.

Do I have to stay with my current lender?

No. At the end of your term you can transfer to another lender. We check the transfer's costs and conditions before recommending anything.

Fixed or variable for my next term?

Fixed keeps the same payment for the whole term. Variable follows the Bank of Canada's policy rate: more movement, sometimes more upside. We decide on your comfort level, not on a trend.
